Kelsey & Marshall had been casually looking for a couple years, needing more space for their family, but struggling to find the right house, at the right time, knowing they would need to be contingent, and all that comes with that.

Traditionally, when we see people in this situation, it means paying more to get your offer accepted, waiving more contingencies than you otherwise would have to, and then, having to fire-list your home to get an offer, which usually means underpricing for fear of getting bumped (missing out) on their new home. Lose-lose if you ask us.
It can be a heck of a ride. And one we wanted to help them avoid. We knew there was a better way.

We decided to draw up a game plan that left them in a great position to buy, and still get top dollar for their home.

We don't think so.
We sat down and decided to do ALL THE THINGS to have their home ready to list at a moment's notice, so that when a home they loved hit the market, they were in the best position to win.
Now, To Do What We Do Best
1. As part of our listing prep process, we did an inspection, and found out their roof wasn't as new as they thought. In fact, it needed to be replaced.
Certainly not what our clients wanted to hear, but we're glad we found out ahead of time, instead of waiting for a buyer to find it! Bonus, with a brand new roof, we could list for a higher price, and market a brand new roof as a huge selling point.

2. The day before our photographer came out, their dream home hit the market. TALK ABOUT TIMING!
Tara was able to get their contingent offer accepted, after just 4 days on market, by writing a strong offer, having the best lending team on our side, and in the words of the other agent "Much of our decision to accept a contingency so early in our market time was due to the pricing/marketing plan for Cole St."
Having a proven process & reputation for getting our listings SOLD is so important, and one we're proud of.
3. We got their home on the market, priced $20,000
higher than we originally planned for due to a new roof and the current competition, and within 3 days, we received multiple offers, negotiating a waived
inspection, a 3 day rent back, and $15,000 MORE than we were listed for, with the offer selected.
4. Now the Tidwells are moving into their new home, right across town, just before the holidays.
